Prior to completion:
- Legal and Tax advice regarding the purchase.
- NIE number application.
- Informing the client about the expenses and costs.
- Setting up and signing a Power of Attorney if necessary.
- Applying for Nota Simple and Cadastral Certificate and making the necessary verifications.
- Checking charges and encumbrances on the property.
- Purchase agreement drafting.
- Opening Bank accounts.
- Checking unpaid bills over the property (utility connections, Council Tax, etc.)
- Negotiations over an eventual mortgage if applied and checking the current one linked to the property.
- Town Hall arrangements.
- Organising the property completion in contact with the notary and all the parties involved.
On completion:
- Coordinating the signing of the deeds.
- Taking the client to the Notary making translation of everything and acting as solicitors.
- Acting on the client´s behalf by Power of Attorney in case the client is not able to come.
After completion:
- Taking the Tittle Deeds from the Notary and Registering them in the Land Registry
- Setting the council tax for next years.
- To pay taxes like Property Transfer Tax, the Stamp Duty Tax, the 211 and 210 forms, etc.
- Connection of Utilities and agreements.
- Payments Breakdown and Post Purchase information.
- Building (and contents) insurance policy quotes.
